Position Summary
The Construction Estimator is responsible for preparing accurate and competitive cost estimates for commercial and industrial construction projects involving:
- Joint sealants and caulking
- Waterproofing systems (below-grade, traffic coatings, deck coatings)
- Air and vapor barriers
- Expansion joint systems
- Spray-applied fireproofing (SFRM and intumescent coatings)
- EIFS and restoration-related work
This position analyzes plans and specifications, performs quantity takeoffs, solicits subcontractor and vendor pricing, and prepares complete proposals to support profitable project acquisition.
The Estimator works closely with the President, Project Managers, and Operations Team to ensure all bids are technically accurate, competitively priced, and aligned with company capabilities.
Key ResponsibilitiesEstimating and Preconstruction
- Review architectural drawings, specifications, addenda, and bid documents.
- Perform detailed quantity takeoffs for all assigned scopes.
- Analyze project conditions, phasing requirements, access limitations, and logistical challenges.
- Request and evaluate pricing from manufacturers and suppliers.
- Develop labor, material, equipment, and subcontract cost estimates.
- Prepare bid summaries and estimate worksheets.
- Identify exclusions, clarifications, and assumptions.
- Submit RFIs to clarify scope gaps or ambiguities.
- Track bid dates and manage proposal deadlines.
Proposal Development
- Prepare professional proposals and scope letters.
- Clearly define inclusions, exclusions, alternates, and qualifications.
- Ensure pricing meets target gross profit margins.
- Coordinate with management for final bid review and approval.
Project Handover
- Conduct turnover meetings with project managers and field supervisors.
- Provide detailed estimate breakdowns and supporting documentation.
- Transfer all plans, specifications, takeoffs, and correspondence.
Business Development Support
- Build relationships with general contractors, developers, and consultants.
- Attend pre-bid meetings and site visits.
- Assist with budget pricing and negotiated proposals.
Database Management
- Maintain labor production rates and unit pricing.
- Update historical cost data.
- Track win/loss ratios and estimate performance.
Preferred Experience
- 5+ years of construction estimating experience.
- Specialty contracting experience in waterproofing, sealants, air barriers, or fireproofing preferred.
- Strong understanding of Division 7 and Division 9 specifications.

Education
- Bachelor’s degree in Construction Management, Engineering, or related field preferred.
- Equivalent industry experience accepted.

- Base Salary: $55,000 – $75,000+ depending on experience and performance

Reporting Structure
Reports directly to the President or Chief Estimator and collaborates with Project Managers, Superintendents, and Accounting.
