TITLE: Lead Commercial Construction Manager - Flooring
REPORTS TO: General Manager
LOCATION: San Diego, CA (Southern California Market)
COMPENSATION: Base Salary ($75k - $85K) + Company Vehicle & Quarterly Bonus
Company vehicle will be provided. Must have a valid Driver License & clean driving record.
The Lead Commercial Construction Manager (CM) is the vital link between the commercial construction project, commercial flooring subcontractors, and the Field Superintendent / Commercial Construction Project Manager (PM). In addition to maintaining the workflow/schedule, overseeing the commercial flooring installation and fostering positive partner relationships on the project, the Lead Commercial CM gathers vital information about the commercial construction project, materials and commercial flooring installation and relays that information back to the Field Superintendent / Commercial Construction PM.

RESPONSIBILITIES:
- Covers projects and oversees Construction Managers in the Southern California market.
- Works directly with the commercial construction General Contractor Superintendent (GCS) to determine the project schedule.
- Attends weekly commercial GC project meetings.
- Maintains profitability of the commercial construction project.
- Develops and enhances relationships with commercial construction project owners, designers and commercial GC's.
- Oversees, manages and supports 2-3 Field Superintendents / Commercial Construction Project Managers (PM's). Collaborates with Commercial Construction PM's on all aspects and phases of commercial construction projects.
- Conducts on-going commercial construction project site inspections prior to, during, after commercial flooring installation to ensure project timeline, quality and productivity targets are being met.
- Ensures all of the required documents, drawings etc. are in the Project Field folders.
- With the Field Superintendents / Commercial Construction PM's, ensures that commercial flooring installation crews are hired and mobilized. Informs commercial flooring subcontractors of SOW, products and schedule. Performs on-site subcontractor management. Conducts regular Safety Toolbox talks for crews.
- Coordinates with the commercial GCS and commercial flooring installation subcontractors to ensure the workflow meets the commercial construction project production schedule and profitability targets.
- Informs Field Superintendents / Commercial Construction PM's weekly of the work completed by each subcontractor for payroll.
- Performs field measurements at the commercial construction project site as needed.
- Works with Field Superintendents / Commercial Construction PM's on Change Order creation, submission and approval by commercial GC's.
- Responsible for maintaining quality control on commercial construction job sites.
- Oversees the staged ordering, staging, storage and security of commercial flooring materials for multifamily new construction projects.
- Ensures pre-punch activities are completed and that punch list is created. Manages timely completion of punch list items, and verifies GC approval.
- As needed, conducts ongoing updates of the commercial GC’s production management software (ProCore, BuildPro, etc.).
- Prepares and submits progress billing based on Field Superintendent / Commercial Construction PM input.
- Other duties as assigned.
QUALIFICATIONS:
- 3+ years of experience as a COMMERCIAL Construction Manager (not residential construction).
- 4+ years of COMMERCIAL construction experience (not residential construction).
- An energetic "go getter" who takes initiative and values doing things right the 1st time
- Highly organized with an eye for details
- Strong follow-up and communication skills with all external and internal players regarding commercial construction projects.
- Bilingual fluency (English/Spanish) is a plus, but is not required.
- Existing in-market relationships with commercial construction GC's and/or commercial flooring installation crews is a plus.
