OVERVIEW
JamesCo Builders is seeking a Commercial Construction Estimator to take ownership of our preconstruction and bidding efforts across a diverse portfolio of commercial construction projects.
This role is responsible for reviewing plans, preparing accurate cost estimates, coordinating subcontractor pricing, developing competitive bid proposals, and driving successful project acquisition from opportunity evaluation through bid submission.
As the primary estimator, you will play a critical role in project selection, cost analysis, bid strategy, and preconstruction planning. We are looking for someone who is organized, proactive, detail-oriented, and confident in managing multiple opportunities in a fast-paced commercial construction environment.
This is a hands-on estimating role with direct impact on company growth and project success. The Estimator will serve as the primary point of responsibility for project pricing, bid development, and preconstruction execution.
WHAT YOU'LL DO
Estimating & Preconstruction
• Lead the estimating process from bid invitation through proposal submission
• Review construction drawings, specifications, and bid documents to develop a complete understanding of project requirements
• Prepare accurate quantity takeoffs and project cost estimates
• Develop scopes of work and bid packages for subcontractors and suppliers
• Solicit, evaluate, and level subcontractor and supplier pricing
• Analyze project risks, scope gaps, and cost exposures during preconstruction
• Develop competitive pricing strategies while maintaining profitability objectives
• Prepare and assemble complete bid proposals and supporting documentation
• Support value engineering efforts and identify cost-saving opportunities
• Ensure all bids are submitted accurately and on time
• Maintain ownership of estimate accuracy throughout the bidding process
Operational Collaboration
• Work closely with Project Managers, Operations, and Leadership teams to ensure estimates align with project execution requirements
• Participate in preconstruction planning meetings and bid strategy discussions
• Coordinate project handoffs to operations following successful project award
• Communicate project assumptions, scope considerations, and pricing decisions clearly
• Contribute to the continuous improvement of estimating systems and workflows
Vendor & Subcontractor Coordination
• Build and maintain subcontractor and supplier relationships
• Gather competitive pricing and market intelligence
• Evaluate subcontractor proposals for completeness and scope alignment
• Support procurement and buyout planning when needed
• Develop and maintain a reliable subcontractor and supplier network to support competitive bidding efforts
WHAT WE'RE LOOKING FOR
Required — These Are Non-Negotiable
• 1+ years of commercial construction estimating experience with responsibility for preparing and managing project bids
• Ability to read and interpret construction drawings and specifications
• Strong understanding of commercial construction processes and materials
• Experience preparing bids and coordinating subcontractor pricing
• Strong organizational and communication skills
• Proficiency in Excel and estimating-related software
• Ability to manage multiple bids and deadlines simultaneously
Preferred (Nice to Have, Not Required)
• Experience working for a General Contractor
• Familiarity with RedTeam, Bluebeam, PlanHub, or similar estimating platforms
• Experience with commercial renovation and tenant improvement projects
• Operational or project coordination experience
• Familiarity with AI-assisted workflows or process improvement tools
