Position Overview: We are seeking a highly skilled and experienced Lead Multifamily Superintendent to oversee the new ground-up construction of large multifamily residential projects, specifically apartment complexes of 200 units or more (Do NOT apply unless you have this experience). The ideal candidate will have at least 5 years of experience as the primary superintendent on similar large-scale projects, with expertise in garden style and wrap construction methods. A strong track record of delivering projects on time, within budget, and to the highest standards of quality is essential.
Key Responsibilities:
- Lead and manage all on-site construction activities for multifamily projects.
- Ensure compliance with project plans, specifications, and schedules.
- Coordinate and supervise subcontractors, vendors, and on-site personnel.
- Maintain a safe and organized job site, adhering to all safety regulations and protocols.
- Monitor project progress, identify potential issues, and implement solutions to keep the project on track.
- Communicate effectively with project stakeholders, including clients, architects, engineers, and internal team members.
- Conduct regular site meetings to discuss project status, updates, and any changes.
- Oversee quality control processes to ensure the highest standards of construction.
- Manage project documentation, including daily reports, schedules, and change orders.
Qualifications:
- Minimum of 5 years of experience as the primary superintendent on large-scale multifamily construction projects (200 units or more). 10+ years in the field.
- Proven ability to manage large-scale multifamily construction projects from start to finish.
- Expertise in garden style and wrap construction methods (podium experience is a plus).
- Strong knowledge of construction methods, materials, and regulations.
- Excellent leadership, communication, and organizational skills.
- Ability to read and interpret blueprints, plans, and specifications.
- Proficiency in construction management software and tools.
