- Previous experience in maintenance, construction, facilities management, engineering, or other related fields
- Able to operate machinery, tools, and power equipment. Light vehicle maintenance skills.
- Experience in supervising and training crews. Troubleshooting and problem solving.
- Ability to handle multiple priorities in a positive manner and be flexible with occasional interruptions and changes but remain focused on priorities. Review and approve vendor invoices for payment
- Maintain record keeping, create, format, and edit tracking logs, bid forms, work with basic formulas, sort & filter in Microsoft Excel.
- Clean driving record with a conscientious driving style.
Background check is required for this position.
Responsibilities
The On-Site Caretaker/s performs a variety of work on the general maintenance, repairs, and cleaning of property, grounds, facilities, buildings, residence, and all equipment and machinery, as well as the supervision of subcontractors and consultants work performing maintenance, repairs, property improvements, installations or construction projects, and coordination and oversight of the Property operations. Maintains logs for service, repair, maintenance, and accounting records.
Be available for occasional special requests after hours and be able and willing to respond to emergency situations.
The On-Site Property caretaker is directly responsible to Ranch Manager, Employer, Property Owner, and or Owner’s Representatives.
BUILDINGS MAINTENANCE:Perform daily / weekly inspections of the property, multiple buildings. Oversee daily inspections of the well water and water pumps. Monitor and reset WIFI systems as needed. Maintain cleanliness of buildings, sheds, furniture, drapery, systems, vehicles, and machinery. Schedule / oversee / work with the existing service providers, including but not limited to pest control, trash and recycling, WIFI service providers, TV cable services, utilities, landscaping.
Perform minor repairs, light carpentry, and assemble of items, picture hanging or window coverings, repair and replacement of pipes, an angle stop or plumbing repairs. Maintain the upkeep of all building systems, including but not limited to water systems, water tanks, pumps, electrical, appliances, exterior, and interior lighting, plumbing, air-conditioning system (HVAC), security, IT, telephone, solar, and low-voltage systems.
GROUNDS MAINTENANCE / FIRE PREVENTATIVE MAINTANANCE
Maintain landscaping (in house crew) and or supervise landscape service, vendors.
Preform Landscaping/hardscaping to follow the guidelines for property wildfire prevention to include brush clearing, weed and tree trimming, landscaping and garden operations including irrigating plants, tree care, mulching, shrub trimming, and Orchard care.
Preform inspections of the property to ensure fire hazard are eliminated.
Remove dead plant and tree material as per wildfire safety.
Maintain cleanliness of pathways / decks / outdoor furniture / parking area / driveways / roads / walkways / trails / yards / benches / fences / gates / Orchard.
OPERATION OF MACHINERY AND EQUIPMENT
Operate and maintain safe operation of the use of the following Ranch equipment:
Tractor on debris removal/ grading. Forklift, Scissor lift, Trencher, Woodchipper, ride on mower. Oversee the operation and use of chain saws, Fence building materials.
EQUIPMENT AND VEHICLE MAINTENANCE:
General maintenance, service, water tanks and electrical water pump repair, generators, water well, filter systems, septic system maintenance as applicable. Property systems, appliances, lights, fountain pumps, pool pumps, speakers, cameras, etc.,
General maintenance of Ranch vehicles checks, fluid levels, tires, etc.
Inspection of fire extinguishers, smoke alarms, weather station, generators, propane tanks, water wells, septic systems, communication systems, utilities, solar energy installations and equipment, etc. Remove all fire hazardous materials from machinery which is inoperable or in storage sheds, clean and maintain all tools and equipment, example drain the fuel from chainsaws. Maintain fire and safety equipment (example) fire extinguishers to be fully charged yearly (as per code). Schedule refilling of propane tanks. Test and maintain all machinery, obtain quote/s for additional repairs are required.
SWIMMING POOL MAINTENANCE:
(In house service) Check and maintain chlorine levels, clean and debris removal of pool. Check basic operation of pool cover. Schedule service. (Outsource) oversee the maintenance of the pool and supervise the cleaning and maintenance schedules of outside vendor.
TESTING AND MONITORING:
Perform various tests as needed/required, including but not limited to water quality, pumps, WIFI communication, monitoring devices, generators, solar equipment and other to verify performance and troubleshooting problems.
ORCHARD MAINTENANCE / HARVEST / CHICKEN WELLFARE:
Maintain the Orchard – as specified, water irrigation/ weeding/ nontoxic fertilizer / and pest repellent. Communicate with Ranch Manager/ Owner or Owner’s rep when the harvest date/s is due to ensure correct collection and distribution. Obtain boxes for harvesting and collecting fruit when ripe, put extra eyes on Orchard to ensure fruits do not spoil b/c of overripe and or falling.
Chicken welfare / egg collection
Communicate with Ranch Manager/ Owner or Owner’s rep on the distribution of the egg collect. Follow the feed guide lines for chicken welfare report if any health issues have arisen. Maintain their housing, safety, and cleanliness.
REPORTS / OFFICE / COMMUNICATION:
Data collection and input to update spreadsheets, logs, all inventories, maintenance records, reports, accounting etc. Have a basic understanding of Microsoft Excel and Word and use of E-mail. Maintain all Ranch equipment, machinery and tool servicing logs and inventories to include repairs, replacements, and maintenance logs.
Continue the existing records. And or establish and maintain a maintenance schedule for the Property with the approval.
Maintain records of water wells, water softener refills, maintain inventories and organize stock.
Obtain quotes and approvals for all repairs, additional labor and or purchases.
Purchasing of items requested by Ranch Manager, Owner and or Owners rep.
Submit quotes for repairs, purchases, service, etc. for approval by Ranch Manager, Owner and or Owner’s representative.
Report on the status of maintenance and projects, and outside contractors.
Receive, inspect, and photograph deliveries for record keeping.
Maintain receipts and general accounting of expenses.
Researching for (part-time / full time) vendors, contractors for landscaping, pool and or orchard workers as required by Ranch Manager, Owner and or Owner’s assistant.
Assist with all research and documentation as requested by Ranch Manager, Owner, and or owners rep.
Maintain weekly work schedules, hours and expenses for Ranch staff, vendors, and contractors. Review and approve vendor invoices for payment, assist with payments as requested.
Participate in daily/ weekly/biweekly meetings with Ranch Manager, Owner, or Owner’s rep to track progress, troubleshoot problems and set goals.
REPAIRS:
Schedule, oversee, and assist the repairs to equipment, vehicles, machines, systems, buildings, residence, windows and doors, troubleshooting, roofing, replacing hardware, residence appliances, fixtures, equipment, etc.
IMPROVEMENTS AND CONSTRUCTION:
Schedule, oversee, coordinate, and assist consultants, contractors, subcontractors, and workers with various improvement, remodel, repairs, or construction projects.
HEALTH AND SAFETY:
Manage Health and Safety of the Ranch, including all machinery safety, handling of machinery, workers, outside consultants, outside contractors, drivers, etc.
Maintain records on staff, vendors to ensure, clean driving records, licenses, and COI completed as required by Ranch Manager, Owner, or Owners Rep.
Conduct regular safety meetings and site safety inspections for Ranch Fire season.
Notify Owner’s representative of any health and safety breaches or Ranch hazards.
Communicating with Ranch Manager, Owner, or Owner’s representative on any Ranch rules and safety breeches by any staff member, vendors, or contractor and or any internal issues which need to be addressed. Ensure all Ranch staff and vendors read, understand, and adhered to the Ranch rules, safety procedures and follow the directions of the Ranch Manager’s, Owner and or Owner’s representatives.
