About Ekim Builders Inc.
Founded in 2010, Ekim Builders is a San Diego-based general contractor (Class B License #955653) and owner-builder specializing in multifamily and mixed-use development. We operate on a build-to-manage philosophy: we develop, build, and stay involved through long-term operations with our sister management company, MC Properties. We are passionate about building and providing housing in San Diego.
Over the past two decades our principal has been investing in, developing, and operating apartments across San Diego. Since founding EKIM Builders in 2010 we have built or renovated more than 800 homes and rehabilitated over 1,500 apartment units, with hundreds of units delivered across five ground-up developments in the last five years. Our work is concentrated in the Linda Vista neighborhood and across San Diego, including the 150-unit NIXX Apartments and 90-unit CLEO, two podium projects currently under construction.
As an owner/builder we hold and operate what we build, and we run the full project lifecycle in-house: acquisition and entitlements, design, construction, lease-up, and stabilized occupancy. We self-perform several trades, including demo, sitework, electrical, plumbing, and final improvements (asphalt, sidewalk, landscape, irrigation), and run a team of 95+ professionals across development, construction, and property management.
About the Role
We're looking for a project manager to run our ground-up multifamily projects from preconstruction through closeout. You will own buyout, contracts, RFIs and submittals, budget and schedule, and consultant and city/utility coordination, working directly with ownership and our superintendents.
Because we hold and operate what we build, the decisions you make in buyout show up again during warranty and operations. You are expected to get out to the jobsites, understand how the work gets built, and protect cost and schedule before problems reach the field.
This position reports to the Director of Construction and works alongside our General Superintendent and project superintendents.
Responsibilities
Preconstruction and Buyout
- Prequalify subcontractors before they are invited to bid
- Solicit, track, and follow up on subcontractor and vendor bids for all upcoming scopes
- Write and vet scopes of work; level bids and identify scope gaps, exclusions, qualifications, and pricing discrepancies
- Conduct plan review across architectural, structural, MEP, and civil sets to catch conflicts, missing information, and constructability issues before construction
- Review and implement Value Engineering (VE) options
- Develop and maintain buyout logs and procurement schedules tied to the project schedule
- Draft, issue, and track subcontracts and purchase orders through full execution
- Administer the subcontractor insurance program: certificates, additional insured endorsements, waivers of subrogation, primary and non-contributory language, bonds, W-9s, and licenses, all verified before work starts
Project Management
- Own the project budget: buyout tracking, cost coding, cost-to-complete, change order review, and monthly job cost reporting reconciled with accounting
- Review and negotiate subcontractor change order requests; challenge scope that was already contracted, and keep the written record that supports the project position
- Create, update, and own the project schedule from preconstruction through Certificate of Occupancy
- Manage RFIs and submittals in Procore, including drafting technical questions and tracking responses to closure
- Coordinate architects, structural, MEP, civil, and specialty consultants; respond to plan check comments and hold the team to deliverable dates
- Manage city, utility, and agency processes: permits, deferred submittals, inspections, dry utility conversions, and ROW work
- Track and process permit fees, school fees, DIF, and ROW and grading bonds
- Coordinate special inspections and the testing lab, and maintain the special inspection and deferred submittal logs with the inspector of record
- Run preconstruction meetings and mockup reviews for critical scopes including waterproofing, windows and doors, cladding, and deck coating
- Review and process subcontractor progress billings and California lien releases; manage preliminary notice tracking and stop notice exposure
- Prepare owner and lender draw packages and coordinate lender inspections and fund control
- Run weekly OAC and subcontractor coordination meetings and issue minutes
- Support the superintendents on sequencing, long-lead procurement, and material tracking
- Mark up drawings and redlines in Bluebeam; maintain current plan sets and revision logs
Closeout, Turnover, and Warranty
- Run closeout: punch list, final inspections, warranties, O&M manuals, as-builts, and final lien releases
- Coordinate turnover to MC Properties, including unit-ready walks, building systems training, and lease-up readiness
- Manage the warranty period after turnover: callbacks, warranty claims against subcontractors, and tracking against the one year correction period
Requirements
- 5+ years of construction project management experience on ground-up multifamily or commercial projects
- At least five multifamily projects managed as the lead project manager
- Demonstrated ownership of buyout, subcontracts, RFIs, submittals, change orders, and closeout
- Ability to write and vet scopes of work and level bids without assuming scope is included
- Ability to read and coordinate across architectural, structural, MEP, and civil sets and find the conflicts between them
- Experience managing a project budget and reporting cost-to-complete to ownership
- Working knowledge of construction means and methods, building codes, and jobsite sequencing
- Working knowledge of California mechanics lien law, preliminary notices, and release procedures
- Proficient in Procore (contracts, RFIs, submittals, drawings, change events)
- Proficient in Bluebeam (markups, redlines, takeoffs, measurements)
- Strong Excel skills; MS Project, Smartsheet, or similar scheduling tool
- Strong written communication; able to hold subcontractors, consultants, and agencies accountable in writing
- Comfortable working directly with ownership and making recommendations with incomplete information
- Valid driver's license and reliable transportation between sites and office
Preferred
- Experience delivering 50-300+ unit multifamily developments
- Owner-side or owner-builder experience
- Experience with Type III over Type I podium, Type V wood frame, wrap, mixed-use, or urban infill
- Familiarity with City of San Diego DSD, SDG&E, and dry utility processes
- Experience managing self-performed trade crews alongside subcontractors
- Bilingual (English/Spanish)
- OSHA 30 certification
- Degree in Construction Management, Engineering, or related field
Physical Requirements
The role requires walking active construction sites daily, including climbing stairs and ladders, navigating uneven terrain, and working in outdoor conditions. Personal protective equipment is required on site. Must be able to lift up to 25 pounds occasionally.
