Summary
As a member of the preconstruction team, this role develops estimates at all project phases, including conceptual, parametric, schematic, design development, and construction documents. Responsibilities also include active participation in hard bid efforts—soliciting and evaluating subcontractor proposals, analyzing scopes of work, and completing bid forms. The position requires familiarity with a variety of project delivery methods, including Construction Manager Multi-Prime, Lease-Leaseback, Design-Build, and Hard Bid.
Essential Functions
Estimating
- Performs precise and timely quantity takeoffs and estimates in accordance with company standards and formatting, with a thorough understanding of CSI/MasterFormat division systems across all stages of project documentation.
- Reviews plans and specifications for completeness, able to clearly convey inaccurate information to design team and our team.
- Engages in clear, concise, and professional communication with team members, clients, and stakeholders.
- Ability to work solo or in team estimating.
- Schedules and facilitates project pre-estimate meetings.
- Serves as a subject matter expert during estimate reconciliations with third-party estimators, design teams, and owners, with comprehensive knowledge of project documents and estimates.
- Considers plan deficiencies, scope gaps and identifies appropriate solutions.
- Has a solid understanding of building design, site improvements, building systems, and construction materials.
- Utilizes bid solicitation software and participates in call campaigns to trade partners, subcontractors, and suppliers.
- Understands and utilizes time management for takeoff workload.
- Proficient in all computer software programs used in preconstruction with particular emphasis on estimating software (for example, Beck Destini Estimator, Bluebeam, Excel, BuildingConnected Solicitation Software).
- Constantly strives to improve individual capabilities, performance and expand knowledge of construction technologies, systems, and techniques.
- Reports to Chief Estimator.

- Builds effective relationships with clients, design teams, subcontractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the client’s expectations.

Working Conditions
- This position is based in the office, with occasional remote work approved by company management.
- If assigned to Santa Ana, CA or Folsom, CA office this position will require occasional travel to San Diego main office.
- Periodic meetings/travel out of the office may occur.
Education, Experience, And Knowledge
- A minimum of 2 years of estimating experience required; or a B.S. in Construction Management, Engineer, or related field combined with a minimum of 2 years of estimating experience.
- Knowledgeable in Masterformat 02- 41.
- Strong computer skills include the ability to use estimating software, word processing, spread sheets, Teams, and email.
- Possess good organizational skills with strong verbal and written communication skills.
- Able to develop new skills and knowledge quickly.
- Resourceful and diligent in seeking solutions to problems and adapting to new situations.
- Act in a manner of integrity that shows support for the company, its values, and the employees, while maintaining constant focus on meeting/exceeding client requirements and expectations.
- Works well in an office setting, understands office decorum and abides by company dress code.
- Demonstrates proficiency using a computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook).
The annual base compensation range for Estimator II is $90,000.00 - $115,000.00 a year
