GENERAL SUMMARY
Performs journey level work in connection with the maintenance, trouble shooting, repair and installation of air handling, air cleaning, and refrigeration equipment and their associated controls, sub-systems, and mechanical and electrical devices, including high and low voltage equipment. Develops schematics and as-built drawings and specifications. Inspects buildings, facilities, and equipment and recommends repairs.
CORE SCOPE OF POSITION
- Develops and implements maintenance programs to maintain all HVAC systems, components, fixtures, and equipment according to established maintenance practices and manufacturers' requirements.
- Performs appropriate maintenance functions as indicated by manufacturers specifications, departmental guidelines, and good trade practices to minimize breakdowns and other interruptions in service.
- Designs and develops detail plans/specifications and cost estimates for new installations and repairs, develops a bill of materials, estimates hours, and submits completed job package to supervisor.
- Repairs systems, components, fixtures, and equipment in response to trouble calls, work orders, or specific assignments from supervisor.
- Makes repairs as soon as possible with tools and materials readily available. Advises supervisor promptly of any problems that cannot be resolved immediately.
- Diagnoses malfunctioning apparatus, such as air conditioners, motors, and air cleaning equipment and replaces damaged or broken parts.
- Tests malfunctioning machinery with other maintenance workers, such as supervisors, electricians, and maintenance staff to diagnose the cause of the malfunction.
- Replaces faulty electrical components of machines, such as relays, switches, motors, and refrigeration units.
- Diagnoses and repairs or replaces faulty electronic components, such as printed circuit boards.
- Replaces electric motor bearings and rewires motors.
- Plans layout of HVAC equipment, ducts, fans and thermostats, conduit, and electrical apparatus in buildings.
- Diagnoses and replaces faulty refrigeration equipment in coolers and walk-in refrigeration units and equipment.
- Inspects buildings, facilities, and equipment and makes recommendations for repairs to supervisor.
- May be required to assist with estimating, material takeoffs, project specifications, and maintaining files of specifications, blueprints, and diagrams generated from field investigations.
- Assists with updating as-built drawings.
- Assists in mentoring the HVAC utility maintenance team members.
- Ensures that a clean, safe, hazard-free work environment is maintained.
- Adheres to all company and department policies, procedures, and standard operating guidelines
- Performs other duties as assigned.

- Does not provide supervision to other team members. Occasionally oversee and give directions to the HVAC maintenance utility team members.
Required Skills
KNOWLEDGE AND SKILLS
- Extensive knowledge and experience in the installation, maintenance, and repair of HVAC and refrigeration equipment.
- Knowledge of proper use and maintenance of hand and power tools related to job functions.
- Strong demonstrated ability to read and interpret blueprints and systems diagrams.
- Knowledge of building codes, rules, and regulations.
- Good verbal, written, and interpersonal communication skills.
- Ability to work in a professional high-pressure environment while demonstrating and maintaining good personal relation/people skills and a positive attitude.
- Ability to multitask and work well under stress.
- Must be a self-starter and able to adjust to change.
- Must be able to work flexible hours during the day or evening including weekends, holidays, and all blackout dates.
Required Experience
EDUCATION/CERTIFICATION
- High school diploma or general education degree (GED) is required.
- Completion of an apprentice program by an accredited educational facility preferred.
- Must possess an EPA Universal Refrigerant Recovery Certificate.
- Must possess and maintain a valid California Driver’s License.
EXPERIENCE
- Must be 21 years old.
- Must have 2 or more years of related experience working in residential, commercial, and industrial HVAC construction.
